When will I receive confirmation that my file has been accepted?

You can expect to receive confirmation within 10 business days of submitting your file. We will check the debt amount for assurance and confirm the supporting documents.

When can I report my delinquent tenant’s account?

You must wait at least 180 days after the debt, skip, or judgement from the courts. Whichever is later.

Can I file for more than back rent?

Yes, you can include late fees, damages, reletting fees, court costs, lost rent, and realtor commission fees.

How long will the debt remain on the credit report?

The debt will remain on the tenant’s account for 7 years.

What documents do I need to submit to file the debt?

In order to file a debt claim against a former tenant, you must submit documentation to support your claim. These documents may include the following along with the tenant’s Full Name, Social Security Number, and Date of Birth:

  • Lease Agreement
  • Lease Application
  • Rent Roll
  • Court Judgement (if applicable)

Do I need to obtain a court judgement to file a debt claim against my former tenant?

You do not need a court order to file a deb claim against a former tenant and report the debt to the credit bureaus.

Will the debt be reported to the credit bureaus?

The debt will be reported to all 3 credit bureaus.

How long does it take for the debt to appear on my former tenant’s credit report?

It usually takes about 45 days for the debt to appear on their credit report. Once the debt appears on the former tenant’s credit report, the former tenant will experience a significant decrease in the credit score.

Do I have to have to have my former tenant’s Social Security Number and Date of Birth?

Yes. This information is vital as we cannot report to the credit bureaus without this information.

Fees

Do I pay any fees upfront?

Yes. We charge an Administration Fee of $99 for each former tenant you would like to report to the credit bureaus.

How does your company make money?

Other than the Administration Fee, we work on a contingency. If we do not collect any funds from your former tenant, you do not pay any additional fees.

How much is your contingency fee?

We retain 35% of all funds collected from your former tenants.
